Listing Rules
Contents
These rules apply to listing on SOREALTH, provided by (being updated) (the "Company"), and form part of the Terms of Use. Agents must accept them before sending their first listing, and again after a material change. Owners listing their own property follow the same principles in sections 1, 2 and 6. The Thai version is the binding text.
1. One property, one listing
- One property (e.g. one condominium unit, one house) should have one listing.
- If a listing of the same property already exists, contact the agent running it to work together (co-agent) instead of listing it again.
- When a listing is sent, the system checks for listings that may be the same property and passes them to the team. If the team finds they are the same property, search shows one card, the others are listed on the main listing's page, and the team may pause the duplicate.
- A property under exclusive rights (Exclusive) the owner gave an agent in the system can have only one listing; nobody else can list it until the rights expire.
2. Who has the right to a property
The right to list and run a property's listing follows the evidence from the owner, not who listed first:
- Exclusive rights the owner accepted in the system, still in force;
- The owner's own listing, or an agent the owner appointed in the system on a non-exclusive basis;
- A lister whose identity was verified;
- on equal evidence, the earlier listing.
This order picks the main listing of one property in search and decides disputes under section 5.
3. Accurate listings
- Price, size, rooms, floor and lease terms must match what the owner agreed. Do not list below the real price to attract clients.
- Photos and clips must be of that property.
- Close a rented or unavailable property, or set it "not available", promptly, and confirm availability when reminded. Listings not confirmed for too long are paused automatically.
- Keep the owner's contact details (e.g. phone) in the "agent's private note", seen only by the listing's agent and the team — never in the listing text.
4. Working together (co-agent)
- The listing's agent chooses whether to take co-agents and sets a default share.
- A co-agent request states each side's tasks (e.g. showings, finding clients, the contract), the share and the term. Both sides must accept the same version in the system before work starts; a change of terms needs the other side's acceptance again.
- For leases signed through SOREALTH while the deal is in force, the system splits the commission by the agreed share automatically. For deals closed outside the system, the agreement on record is evidence of what was agreed, but the system does not make the payment.
- Other conditions between agents (e.g. how many viewings before taking a co-agent) are for the agents to agree.
5. Disputes
- Disputes over the right to a property, duplicate listings or shares can be raised with the team through "Report a problem" on the listing page or the Company's contact channels, with evidence.
- The team decides by the order of rights in section 2 and the evidence in the system (agent agreements, co-agent deals, messages and the listing's edit history), and aims to answer within 3 business days of receiving complete evidence.
- While it is reviewed, the listing of the side with better evidence stays online, and the team may pause the other side's listing.
6. Breaches
The Company may warn, pause or remove listings, limit listing, or suspend accounts that breach these rules, depending on how serious and repeated the breach is, and does not refund listing fees for listings removed for a breach.
